Transport
How do you get there?
The property is almost equidistant between Placencia and Punta Gorda. You can easily boat from either location. You can also drive to Monkey River and boat from there. 

Money not an issue? Have Astera drop you off by helicopter to your personal helipad at the back of the property.

What if I don't have a boat?
There are numerous captains in Monkey River, Placencia and Punta Gorda that are happy to do a pick-up or drop-off almost anytime. You may also be able to catch a ride to / from town with someone from the village for a bit of gas money.

The economics actually do not work out well to buy and run your own boat over hiring someone to pick you up unless you are coming and going frequently. Wanting one is a different story.

Where is the closest road?
The closest road is 5 miles to the north at Monkey River.
How do you get building materials there?
You are in luck! When we built in 2009 the only barges in the country were too large to land at Punta Negra and were based in Belize City. Since then a number of smaller barges have been built and can be rented out of Placencia.

In 2009 we sent the majority of our materials by truck to Monkey River and then spent 3 days with 4 boats ferrying supplies south.

How do you get groceries / food?
We have lived at Sabal Beach for 8 years continuously. Initially we shopped weekly. After a few months we learned how to shop and generally went to town twice a month to shop. Punta Gorda has everything you need and is 20-25% cheaper than Placencia. Placencia has everything you may want but is not as inexpensive.

There is also usually someone coming / going every few days and for a bit of gas money they will do a bit of shopping for you if you are neighborly.

What happens in an emergency?
It depends on the situation. If you can, you get in your boat and go as needed.

NEMO (National Emergency Management Organization) is surprisingly efficient in this area since they know that many people do not have their own transportation. In a storm situation they always come out and pick people up.

The Coast Guard and TIDE rangers also operate in the area.

Bottom line though – you will be best served by having a few local captains you work with to get you quickly if needed.

Utilities
How do I get power?
Solar. It works fantastically in this location combined with a decent sized battery bank and a small generator for the 2-3 times a year we have 3-4 days in a row of very cloudy weather.
What about wind?
Most turbines start producing decent power at 9+MPH of wind speed. The average in Punta Negra is below 9MPH although it doesn’t feel like it when you are on the beach sipping a drink in the evenings.
What do you do about water?
This area gets more than enough rain to keep the water flowing from May to early January. From mid January to the end of April you need storage tanks. The more storage you have the less you need to pay attention to consumption.

Personally we make do with 2,500 gallons of storage as we are conscious of usage during the dry season. We do have another 6,250 gallons of storage for the rental cabana since most tourists have little understanding of minimizing water usage.

Sewage?
There are numerous solutions. We went with a local company in Belize (Eco-Friendly Solutions, Ltd.) that has a great system. 
Trash?
We limit our purchase of single-use items, compost everything we can and the rest we bag and bring to the dump in Placencia. For the 7 years we did not have a vehicle and had only a boat we would pay $5BZ per bag to drop off trash at the Placencia Pier and the Village Council  picked it up and took it to the dump.

We produced 2 drum-size bags a month of plastic, metal and glass waste. Renters typically produce that in about a week if you are intending to rent to tourists.

Tech
Is phone service available?
Yes – Belize Telemedia Limited provides tower to tower (a small one on your roof) service.

SMART cell phones phones also work well in Punta Negra. DigiCell cell phones do not without a booster antenna.

Is internet available?
Yes – Belize Telemedia Limited provides tower to tower (a small one on your roof) service. It is not incredibly fast but is sufficient to surf the web, check emails and make voice calls using VOIP.

BTL internet is insufficient to stream video typically but as it is consistent you can download and watch later.

SMART mifis also work sporadically but not as well as BTL point to point systems.

Cable TV?
No cables so no. Download while you sleep and watch on your own schedule.
In general...
Technology in Belize lags behind much of the world. Punta Negra lags behind much of Belize. If being 100% connected at fiber optic speeds is your cup of tea this is probably not the right spot for you.
Why
Why did you buy in Punta Negra?
Punta Negra is gorgeous, unspoiled by humanity, full of wildlife, affordable, has a great beach that is 5′ above the water line (rare in Belize), and has great people living there.
Why are you selling?
Our daughter is nearly 3 and we need to be closer to schools for education and socialization. We don’t see that changing in the next 15 years +/-.

We also bought Sabal North basically as a ‘buffer’ 3 years after we bought the property that became Sabal Beach. We split out a small piece for that buffer but we don’t need 670′ +/- of beach.

We prefer to sell Sabal North but are looking into selling one or the other.

Why should I buy this?

Perhaps you should not. Go for a visit and you can figure out if it is right for you. To some this is paradise to others it is likely unfathomable.

Having said that, there are few places left in the world that are beachfront, affordable and in a warm climate. This is one of them.
